Southbank Centre

Helping Southback move to the next stage

Southbank Centre is one of the largest arts centres in the world, occupying a 21-acre site in London's most vibrant cultural quarter. The centre includes The Royal Festival Hall, Hayward’s Galley, Queen Elizabeth Hall, Purcell Room and the Saison Poetry Library and 21 acres for the creative arts. 

Following a thorough tender process, Southbank Centre selected ISS to provide engineering services throughout its site.

The solution:

Our teams deliver a full range of mechanical, electrical and building fabric services, including:

• planned and preventative works
• building management systems
• fire alarms and suppression systems
• water treatment
• standby generators and uninterrupted power supplies
• low-voltage (LV) power distribution
• chiller and close-control units
• specialist lighting
• fabric maintenance, including 21 acres of paved public areas
• lighting controls
• floor moves
• small works and refurbishment
• grade-one listed fabric renovation

Before commencing the contract, we analysed visitor patterns, taking the time to understand the building before suggesting new ways of working. This resulted in changing shift patterns to provide a round-the-clock service.

"ISS had a refreshing outlook on how to deliver the services and it challenged our existing operational delivery and identified prime movers for the Southbank Centre" said Ray O’Halloran, Director, Estates & Facilities Southbank Centre.

In 2014, Southbank Centre extended their contract with ISS: "We wanted to ensure that we are utilising the 21 acres to their full potential. ISS has supported us in maintaining and servicing the space efficiently and effectively,” Ray commented. 

The Co-operative Group

Our relationship with the Co-op was first established in 2012 when we were selected to provide mechanical, electrical and building fabric services for circa 400 retail banking premises in the UK.

Within a short time period, the scope of this agreement was further extended to include approximately 1,700 sites nationally across their entire Trading Estate. This diverse portfolio comprises funeral service buildings, retail banking environments, high street pharmacies, food stores and petrol forecourts.

Delivery model:

Our mobile workforce of engineers provide full coverage across the estate including emergency out of hours support - 24/7/365

Services include:

  • Mechanical
  • Electrical
  • Fabric works

In addition to this, we carry out numerous bespoke project works including: 

  • Management of re-fit handovers and site risk audit
  • Roofing
  • Capital replacement works
  • Development of work order reporting analysis

    Achievements:

    We have recently carried out a five year forward maintenance register (FMR) condition report across the Co-op estate.  This register contains details of all relevant plant and equipment in each Co-op building.  It also contains full details of recommendations for optimising the efficiency, performance and life-cycle of valuable assets.  This comprehensive report covers every asset across every property in the portfolio.

    By far the most outstanding benefit resulting from the exercise was the provision of a five-year forward maintenance budget plan. This facilitates financial planning for asset upgrades and replacements based on rationalised data and has assisted the Co-op in prioritising maintenance costs.

    Our systems:

    Our Maximo interfaces with the Co-op’s Maximo software and this bespoke system of information sharing provides real-time reporting and live data.  This means that we are able to provide up to date statistics including live job information.  This gives transparency in performance against key indicators and forms the basis for innovations and excellence in service delivery. The data is accessed from our field engineers’ wireless handheld and tablet technology.

    UK road shows conducted across the UK to supplier base to ensure culture and values are maintained and expanded.
