Energy-led engineering forms the foundations of our philosophy by ensuring occupant thermal comfort whilst delivering energy efficiency and maximising the useful life of assets
Our approach offers a balance between ensuring
occupant thermal comfort, delivery of energy efficiency and maximising
the useful life of assets. Combining the technical, technological and
cultural aspects of our service onto one platform supports a more
holistic approach to building management, and as such, facilitates a
more intelligent approach to asset life cycle and M&E maintenance.
This is delivered through a unique integration
platform which closes the loop between energy management, building
controls and engineering service provision. It enables the live
streaming of energy data so that we can identify energy wastage at asset
level and resolve unpredicted usage. Alerts and job details are sent
out via SMS and email, and fixes can be carried out remotely.
Energy Controls Centre
Our Energy Controls Centre supports our next
generation services for all our customers and all of our operating
regions. It provides a single energy monitoring and analytics facility
which ensures quality and consistency of service.
We deliver savings and provide accountability on
consumption. Our Controls division has proven and demonstrable
capabilities as a provider of technical services to major projects
throughout the UK and can maintain and manage any FM business system.
Currently, we maintain UK-wide portfolios for blue chip customers such
as Aviva and NAGE Group.
Energy Led Engineers
Demand side optimisation is all about reducing
energy consumption whilst maintaining the integrity of the facility. ISS
approaches this by training some of our engineers, through our Energy
Institute accredited training programme, to become Energy Led Engineers.
The Energy Led Engineer training focuses the local contract team on
thinking about why plant and equipment is doing something rather than
what it is doing. This presents the opportunity to either turn equipment
off, if it is operating unnecessarily, or to propose methods or changes
that will reduce the energy being consumed. They are also trained to
identify and recommend the replacement of energy inefficient lighting
Normally when ISS take on a new FM Contract there
are significant Carbon savings to be made with minimum investment in
capital plant upgrades or replacement. Our Energy Led Engineers are
trained to work in this area and highlight no/low cost options such as:
- Adjusting controls to match occupancy times and loads, etc.
- Utilise free cooling
- Looking at work patterns so as to concentrate out-of-hours staff in a few areas and run only the plant which serves these areas
- Ensure control systems switch off all non-essential equipment, especially at night
- Set behavioural patterns so that employees close all doors and windows when heating/cooling is in use
- Discouraging the use of supplementary electrical heating
- Encourage a switch off campaign
- Install simple lighting initiatives, looking at areas rather than whole buildings
Dynamic Energy Management
Dynamic Energy Management is designed to utilise
our Energy Bureau in conjunction with our Energy Led Engineers. The
Bureau will automatically monitor the energy consumption of our client’s
buildings on a real time basis and where energy or water consumption
increases beyond set tolerances, it will register a reactive call with
the helpdesk for the ISS Energy Control Centre Engineer to investigate
using remote diagnostics and liaison with the site/ Energy Led Engineer.
Upon rectification of this over-consumption, the call will be closed
and a report issued detailing the savings achieved. Where the anomaly
cannot be rectified remotely, an engineer with the right skill set is
deployed to the site. By implementing Dynamic Energy Management
customers will be able to control their energy use, respond quickly to
over usage and set targets for continuous reduction.
